Large Development Planned for South Forsyth County

A large development planned for South Forsyth County appears to be another sign of metro Atlanta’s improving housing market. The development is scheduled for Highway 9 near the Georgia 400 corridor, Fowler Park and the Big Creek Greenway Trail.

The more than 400 home project will sit on more than 150 acres of undeveloped land recently acquired by Atlanta-based homebuilder and developer FrontDoor Communities. The project is the first Atlanta area project for FrontDoor. Atlanta homebuilding industry veteran Terry Russell is CEO of the company.  Russell says the improving residential market in Forsyth and Cobb Counties contributed to Frontdoor’s decision.

“All of the vacant developed lots in those locations have either been purchased or have been absorbed, so there is going to be a little bit of a lot shortage, and fortunately for us we’ll be able to provide home sites and homes to the market at a time when frankly that will be a premium.”

David Ellis is executive vice president of the Greater Atlanta Homebuilders Association. He says the development is just one more indication of a rebounding housing market.

“Southern Forsyth County, Northern Fulton County, Cobb County, those seem  to be the areas that have come back quicker since the downturn, but we’re seeing really the permit numbers up all over the market.”

FrontDoor is scheduled to begin construction on the development’s first homes early next year. The company is partnering with R. Lamar Wakefield, founding partner of Wakefield Beasley and Associates, on the project’s development.  Homes in the development are expected to range from $300,000 to $500,000. FrontDoor Communities.
